主人公の東雲薫は、貧困生活からの脱却と不労所得を目指し、相場よりも格安で販売されていた中古マンションを一棟買いする。しかし、その物件は幽霊や悪霊が巣食う、いわゆる「事故物件（心霊マンション）」であった。内見希望者は心霊現象に怯えて逃げ帰り、入居者は一向に決まらない状態となる。 借金返済と満室経営を目指す東雲は、除霊によって幽霊を排除するのではなく、彼らを「入居者」としてマンションに住まわせることを思いつく。
