安アパート「アパートの清水」にさとうコタローと名乗る4歳の少年が引っ越してくる。隣の部屋の売れない漫画家、狩野進はコタローの大人びた言動に戸惑いつつも何かと世話をやくようになる。同じアパートに住む秋友美月、田丸勇もコタローを可愛がる。やがてコタローの一人暮らしする事情が少しずつ明らかになっていく。
